While pet owners might automatically consider opening their vacation rentals to pets, those without pets might not be so certain.  But pets are just another type of guest, and there are many benefits to opening your listings to them.  We’ve put together a list of things to consider when hosting pets at your vacation rental.  

1. Add Value for Guests

Pet owners love to bring their pets along when it suits their needs (and it’s practical).  They are going to have a great time staying with you, but imagine how much better it would be if they at least had the option to bring their pet along.  

To make your guests feel really special, ask about the personality of the pet and if there’s anything you can do/provide to make the place more welcoming for it.​

You should already have insurance in place for your vacation rental.  Make sure that any damage caused by pets is included.

  2. Detach any removable parts and let them warm up a little at room temperature (if they get in contact with hot water as soon as you take them out, they will crack). Then, wash them in hot soapy water and dry them with a clean cloth.
  3. Wipe down the interior with hot soapy water. Make sure to cover all surfaces (drawers, inside the door, etc.). Then, rinse with clean water and dry with a clean towel. 
  4. Now, it’s time to disinfect. Mix 1 tablespoon of bleach with a gallon of water and use this solution to sanitize your refrigerator.
  5. Return everything to the fridge. Before you put your food back into the fridge, wipe the containers with warm soapy water, rinse and dry. 
  6. Wipe the exterior of the fridge with soapy water too. Rinse it, dry it, and then disinfect it with a bleach solution.
  7. Clean the kitchen counters with soapy water too. Rinse, dry, and sanitize. 
  8. Finally, don’t forget to wash your hands and put the used towels into your washing machine.

Caution: 

Be mindful of hazardous fumes when sanitizing with bleach. Keep your kitchen well-ventilated while you clean and don’t forget that bleach can damage some surfaces, including marble and stainless steel.

Can I use vinegar to clean my fridge?

If you’re used to applying white vinegar all around your house (you use it for cleaning your cabinets in the kitchen, you can’t imagine wiping your kitchen counters without it, you de-grease your microwave with it, etc. ), we have great news for you.

  4. Open the microwave carefully and wipe the interior and exterior of your microwave with a cloth dampened with your vinegar solution.
  5. Finally, wipe everything off with another dry microfiber cloth and all the components back in. That’s it, you’re done!

If you’re not a fan of white vinegar, you can use lemons instead. The procedure is the same, except you need to squeeze some lemon juice and place two lemon halves into the water instead of white vinegar.

What to Consider When Listing Your Vacation Rental on Multiple Platforms

It’s not easy to juggle one listing, much less multiple listings on various vacation rental platforms.  But if you’re looking to maximize possible income, it’s a strategy worth exploring.  Let’s examine why.

More Possible Customers

It’s not disputable that listing on multiple platforms exposes you to more potential customers.  Different companies have carved out different spots of the marketplace and while there is some overlap, each platform caters to distinctly different groups.

  • Airbnb owns a solid 20% of the global short term rental market, with a particularly strong showing among Millenials.
  • Booking.com, like Airbnb, has nearly 6M global listings, but also offers hotel and hostel options, which garners more business traveler bookings.
  • VRBO, owned by Expedia, has been developing its relationships with clients and hosts since 1995, longer than anyone else in the industry.

Rather than just being listed on one platform, like Airbnb for example, you could be simultaneously listed on the platforms we’ve already mentioned, as well as Homeaway, Flipkey, and any one of the many platforms that seem to still be popping up every few months.

Being listed on multiple platforms means you’re more likely to fill up any empty booking spots, and voila, you’re generating more income instead of letting those possible booking spots go begging.

But Also, More Work

That extra traffic doesn’t come free.  It costs you time to create listings on each of those platforms with descriptions, photos, etc.  Some of the platforms also charge significant service fees to hosts.  This is to say nothing of the need to maintain a strict control on your calendar so that you can’t get double-booked and incur a dreaded host-initiated cancellation (which, on Airbnb, can cost you Superhost status).

You also have to consider that different websites attract different demographics (who use using different booking windows) and price points, so you will need to tweak and adjust prices and availability on those different platforms rather than keep the same price across all of them.
