Hydrogen peroxide comes in handy for fruit drinks and red wine stains. Apply it directly onto the spot with a damp cloth. Let it sit for about five minutes, and wipe it off. 
  6. Rinse the walls with a damp clean cloth. 
  7. Dry the walls with a new cloth. You can also open your windows to air-dry them.

6 Tips for Success from Top Airbnb Hosts

Being a great Airbnb host, and even earning the coveted Superhost title, is just as much of an art as a science.  The best hosts know that and often generously share their knowledge.  We’ve picked six tips in particular that we think will make a difference in your bookings and profits. 

1. Set Clear Rules

Unlike hotels, which have very similar policies around the world, every Airbnb is different, in part because those listings are driven by the personalities and desires of the hosts.  Some hosts have rules about noise after certain times, others don’t.  Some hosts allow you to checkin early, others don’t.

The point is that people can’t follow what they don’t know about.  Think about every situation that can possibly come up and let people know what the rules are.  Make sure they get an electronic copy of those rules before they arrive and have a hard copy somewhere in the property as well.

2. Make Sure Your Turnover Periods are Reasonable

We’ve spoken about this before.  You want to maximize the profitability of your listing, but you also want to account for the unexpected, which happens far more often than you can plan for.

Each turnover period has to account for linens, cleaning, trash, and the arrival of the incoming guest, in relation to the departure of the outgoing guest.

3. Your Listing Has to be Clean, Clean, Clean

Spanish Superhost Mar Pages is responsible for these first three tips, but on this one she’s also joined by Australian Superhosts Gabriela Domicelj and Derek Young.

Details make your guests feel special and welcomed and is exactly what they are looking for in an Airbnb that they just can’t get in a traditional hotel experience.

5. Comply with Local Laws

This tip is also courtesy of Kate Storm.  While Airbnb may have been more combative in its earlier years, sometimes going to court with municipalities over the right to provide short term rentals, the mood at corporate headquarters in the last few years has softened, even more so after their recent IPO.

Airbnb now often collects taxes on behalf of local municipalities, and provides spaces in listings for hosts to show a registration number.  Not being registered often can endanger your listing on Airbnb, and get you into legal trouble with your municipality.

6. Write Reviews for Guests

Gabriela and Derek are responsible for this final tip.  It’s been seen that you’re likelier to receive a review if you give one, and it’s important not just to review guests so that they get feedback on their stay, but so that future hosts can see what you thought.

9 Ways to Improve Your Sleep Quality

While we may not often think about it, a third of our life is spent asleep.  We should pay attention to the quality of that sleep the same way we pay attention to the quality of our life while awake.  The good news is that sleep continues to be a highly studied field so we have lots of information to help us sleep better.  We wanted to share the best of that information with you!

Watch Your Food and Drink Intake

While there’s nothing like a late night fast food run as a guilty pleasure, it’s not a great strategy for sound sleep.  You generally want to avoid a large meal within two hours of your bedtime.  Other things to avoid include:

  • Caffeine (try to avoid intake within six hours of bedtime)
  • Nicotine (like caffeine, it’s a stimulant)
  • Alcohol (while it can make you sleepy, alcohol can disrupt your sleep, thereby lessening your sleep quality)

Turn Your Bedroom Into a Sleep Chamber

You really want to dedicate your bedroom to restfulness.  You want the room to be quiet, so avoid having a TV in there if possible.  You want the room to be able to be made very dark via shades or curtains.  You also want the temperature to be cooler, so make sure the room is well-ventilated.

Get Bright Light During the Day

Just as darkness can assist with better sleep quality during the day, studies have shown that insomniacs sleep better and longer when exposed to bright light during the day.  Your body is a machine and uses signals and inputs from the environment it exists in and the earlier in the day that you get exposure to bright light, the faster signals are sent that it’s time for your body to be about your daily business.  If you’re in the habit of closing shades before you go to sleep, have a corresponding habit of opening them as soon as you wake up.

Keep a Regular Bedtime

Speaking of habits, it’s good to wake up at the same time every day (or at least fairly close…we love weekend sleep-ins too!).  Your body loves regularity and routine (like any well-tuned machine does).

Get Enough Sleep

Most adults need at least seven hours of sleep.  You’ll have noticed that your body has self-correcting features to deal with us when we deprive it of sleep.  You’ll become sleepy earlier as your body battles to cash in that sleep debt.  Keep in mind that your hours of sleep are not the same as when you go to bed and when you get up.  Sometimes there can be restless sleep and sometimes you can take a little while to fall asleep (though, if you aren’t falling asleep within 20 minutes, get up and do something else until you are tired enough to fall asleep).  Make sure to give yourself enough time to get the sleep you need.  Stop that scrolling and close your eyes!

Avoid Blue Light

Speaking of scrolling, that’s something we should avoid as well.  Remember what we said earlier about bright light earlier in the day?  Blue light tells your body that it’s daytime, so it disrupts a routine you may have for winding down your day.  If your schedule is such that you have to be on your phone closer to bedtime, consider turning on “night mode” on your phone or getting some glasses that are just for blocking blue light.

Have a Pre-sleep Routine

There are many techniques you can use to signal to your body that it’s time to wind down and get ready for bed.  Popular ones include:

  • A warm shower or bath
  • Reading a book 
  • Meditation
  • A beverage like tea, which can be infused with ingredients like gingko biloba, valerian root, or lavender

By taking these relaxing actions you are priming your body for bedtime.

Have the Proper Equipment

This may sound obvious, but have a good mattress and pillow.  As we said at the beginning, you’re going to spend a third of your life sleeping: it might as well be on something comfortable.  This can obviously be an expensive proposition, but a quality mattress and pillow should be durable and last for years.

One of the best ways to be productive during the day is to ensure great sleep quality at night.  You don’t have to implement all these ideas, but even just one or two of them could make a big difference.

How Many Days Should You Allow for Airbnb Turnovers?

Deciding how many days you want to use for turnovers is a significant part of calculating how much you can earn in a given year.  After all, the fewer days your rental is off the market being cleaned, the more days it can be earning income for you.  We wanted to offer you some tips as you decide how much time to allow for Airbnb turnovers.

What’s In a Turnover?

There are three main factors that drive turnover length:

  • Linens – if you have enough sets to simply lay out a new set or if you have to do laundry
  • Cleaning and trash – how much time will it take you to get your listing to the hotel-level quality of cleanliness the majority of Airbnb guests expect
  • Incoming guest arrival window – is the guest arriving in the morning/afternoon/evening?  When is the outgoing guest leaving?

What’s implied behind all of this, of course, is that everything goes to plan.  While planning for linens is simple enough, sometimes guests leave a big enough mess that cleaning takes longer than usual.  Or perhaps their travel plans change and they won’t be arriving at the time agreed to but some hours later.  You have to account for these changes in your turnover planning.

How to Speed Up a Turnover?

One hack we’ve found in cleaning thousands of listings is to ask an outgoing guest to do a little bit of homework, like:

  • Removing trash bags and placing them in bins outside the vacation rental
  • Moving furniture or tables back to their original positions
  • Washing any dishes in the sink
  • Leaving used towels in a particular location

We’ve found that most guests are understanding about being “good guests” and are willing to do these little things, which makes the turnover go that much more smoothly.  It also, in a way, reminds guests that you aren’t the only one up for a review at the end of the stay: they are as well.

Why Turnover Quickly?

Part of why guests tend to use us is our ability to get the cleaning done in a reliable time window, every time.  A lot of our clients are then able to do same-day turnovers as a result.  It’s also important to turnover quickly because you want to start a claims process with Airbnb and the guest should any damage have occurred with the outgoing guest.  Any damages have to be reported within 14 days of a guest’s checkout or before an incoming guest checks in, whichever happens first.  

Quick (but quality) turnovers ensure that your vacation rental is earning as much income as possible for you, but also ensuring that guests get more time to stay and enjoy your place.  How many days should you allow for Airbnb turnovers?  As few as possible, and if your accommodation and circumstances allow for it, same-day turnovers are ideal.
